An application always feels like the part where things could go sideways. It doesn't need to be. Here's what actually happens once you're ready to move forward — whether you're applying for a furnished 30+ night stay or an annual lease. The process is the same either way.

It starts with a conversation, not paperwork

Before anything formal, we talk — about your timeline, what you need, and whether the property is actually a fit. Screening only comes after that, once we've confirmed the property and dates make sense to move forward with.

What screening actually checks

Once you apply, we run a standard tenant screening through a trusted third-party service — the same kind used across furnished and long-term rentals generally. That includes:

  • A soft credit check — this doesn't affect your credit score or show up on your report
  • Background and criminal history
  • Eviction history
  • Income verification — generally, income of about three times the monthly rent
  • Rental history or references, when applicable

There's no separate application fee. The only cost is the credit/background check itself, which is a standard, modest fee — you'll see the exact amount when you apply.

The goal isn't to make this difficult. It's to make sure every stay — yours included — happens in a place that's genuinely well cared for and well managed.

What we're actually looking for

Mostly: that the numbers make sense, and that there's nothing in your rental history that raises a real concern. Most applicants clear screening without any issue at all.

After screening

Once everything checks out, we move to a lease — the terms appropriate to your length of stay — and then to confirming your dates. From there, it's just a matter of arrival.
